When All Else Fails: How to Know It’s Time to Replace Your Roof

|

It can be hard to pinpoint when you’ll need a roof replacement. Many climates have predictable average lifespans on certain types of roofing. There are always signs of wear and tear, so many people follow the advice of experts to inspect their roof twice a year. Some signs of roof damage can mean either a repair job or a roof replacement. It will often depend on how long the issue has been unattended, since environmental factors will destroy the roof at varying rates. Here are some important points that will help you figure out if it’s time to replace.

Assessing the Scope of the Damage

Some common signs that there is an issue with your roof are:

  • Missing granules
  • Cracked, curled, or buckled shingles
  • Wind damage
  • Missing flashing
  • Sagging leaking
  • Exposed nails
  • Missing shingles

You should always take time to look carefully when you inspect your roof if you are inspecting it yourself. When you spot an issue like the ones listed above, look for loose shingles around the damaged area and any water damage. It can also be helpful to note where the damage is on the outside and then look inside the attic and wall areas.

As a general starting point, you’re probably in the market for new roof construction if you see any of several red flags. Large amounts of exposed nails that have been rusted is a common cause for replacement. Sagging, water and mold under the shingles due to a missing gutter apron, and damage at the base of a chimney also mean roof replacements much of the time.
